Sales of new homes drop as average price increases

ROBUST sales at a luxury housing project in Shanghai's northeastern Yangpu District helped push up the average price of new homes in the city last week, while overall buying sentiment fell.

Sales of new homes, excluding those built under the city's affordable housing programs, dropped 7.4 percent to 63,000 square meters between March 7 and Sunday, Shanghai Uwin Real Estate Information Services Co said yesterday. However, the average price climbed nearly 24 percent to 21,968 yuan (US$3,343) per square meter after 11 homes at Yanlord Townhouse in New Jiangwan Town were sold.

"On the whole, sluggish momentum remained unchanged with last week's transaction volume only half the average level recorded over the past five years," said Huang Zhijian, chief analyst at Uwin.

The Yanlord Townhouse homes sold at an average 74,359 yuan per square meter, a record for apartments in the district, Uwin said.

"There won't be any recovery in the home sale market this month, which is traditionally a good season for real estate developers as buying momentum usually picks up after the Spring Festival," said Lu Qilin, research head at Shanghai Deovolente Realty.

Weak buying sentiment was also reflected at an annual property event. By last Friday, only 45 real estate developers had confirmed attendance at the Shanghai Spring Real Estate Exhibition, which opens on Thursday at the Shanghai Exhibition Center.

It is a plunge of more than 75 percent from last year when about 200 developers attended the exhibition. About 60 projects, a drop from about 300 last year, will go on sale, according to Soufun.
