Lanson Place grows, keeps quality up

Lanson Place, a Hong Kong-based premium hospitality investment and management brand, said it is pursuing a cautious expansion strategy and maintaining quality above everything else.

Nothing demonstrates it better than Lanson Place Jinqiao Serviced Residences, in the Pudong New Area’s Jinqiao area.

The property, close to Shanghai’s large expatriate communities, international schools and supermarkets, embraces a 90 percent occupancy rate in the 102 suites after almost three years of operation.

“We’re lucky to have that high rate,” said Jimmy Yu, general manager with Lanson Place Jinqiao Serviced Residences. “We indeed experience ups and downs and now we look forward to more opportunities in Shanghai.”

Lanson Place also has another project in Shanghai, Lanson Place Jinlin Tiandi Residences in downtown Xintiandi, and another is planned near Yuyuan Garden.

In line with its core brand values, quality and personalized services, Yu said they are committed to making residents’ lifestyles as comfortable and productive as possible.

Located in the quickly developed Jinqiao area next to the high-tech park and international communities, Lanson Place Jinqiao Serviced Residences enjoy a garden view, which is rarely seen downtown.

The Jinqiao premises is designed by Hirsch Bedner Associates (HBA), an international renowned interior design firm in the hospitality industry. The landscape designer is Belt Collins and they have created a European garden in this project.

Ranging from 81 square meters to 122 square meters in size, all the apartments feature a king-size bed, bathtub and standing shower, LED TV, a DVD player, a full kitchenette and a washing machine with automatic dryer. The rates range from 20,000 yuan to 32,000 yuan (US$3,269-US$5,227) monthly. Additional guests’ facilities include a residents’ lounge, business center and 24-hour gym.

Yu said 80 percent of the residents are foreigners, mainly middle- and high-level managers in international corporations that have headquarters or long-term projects in Shanghai.

“Compared with the customer base in hotels, ours is more stable, and people who used to stay at hotels are now moving to serviced apartments,” said Yu, who joined Lanson Place about three years ago.

Seeing it as a viable option for both short and long stays, tenants view the residence an ideal place both for work and leisure.

“Lanson Place Jinqiao is the eighth project in the Lanson Place portfolio,” said Karen Li, executive director of Lanson Place. “For future prospects, we have great confidence in the serviced apartments market in China.”

“More international companies will move into the FTZ,  where there are more opportunities for us,” said Yu.

Many foreigners like the environment more in Pudong than that in Puxi, said Yu, since it has less congestion and more international schools nearby.

The current Jinqiao Export Processing Zones, Waigaoqiao Free Trade Zone, Zhangjiang Hi-tech Park and Green City international Community are all within a few minutes’ drive, said the manager.

Lanson Place now has eight serviced residences and hotels around the world, mainly in East Asia. Management plans to operate 15 worldwide by 2015. Among them is one planned for Shanghai’s downtown Luxiangyuan, a place adjacent to the tourist site Yuyuan Garden and Huaihai Road.

The Luxiangyuan Serviced Suites will be developed in two phases comprising high-end residential units and supporting commercial facilities.
