Average house price hits 19-month low

THE AVERAGE price of new homes fell below the 20,000 yuan (US$3,174) per square meter barrier in Shanghai in February, the first time in 19 months, the latest market data has shown.

New homes, excluding government-funded houses, were sold for an average of 19,831 yuan per square meter last month, a withdrawal of 12 percent from January, according to research released today by Shanghai Deovolente Realty Co.

"It's the first time since July 2010 that the average price of new homes fail to stand above the threshold," said Lu Qilin, a researcher at Deovolente. "That was mainly due to the drop of purchase deals involving mid- to high-end houses in the city over the past month."

New houses with a price tag of less than 20,000 yuan per square meter accounted for more than 67 percent of the total sales registered last month, compared to a 60-percent proportion registered during the entire 2011, Deovolente data showed.
Meanwhile, new homes costing more than 30,000 yuan per square meter contributed to 13 percent of total sales in February, compared to nearly 18 percent recorded last year.

The robust sales of low- to mid-end apartments, as a result, drove monthly transactions to 403,000 square meters last month, a surge of nearly 90 percent from January, according to Deovolente data.
