A new brand of serviced apartment

THE rising number of expats in Shanghai are leading more and more individual landlords to lease their apartments to "global citizens."
In view of expats' generally higher requirements and frequent problems between individual landlords and expats, Europark Residence, a new kind of serviced apartment, has opened in Shanghai.
"To meet expats' expectations, we think it's time for us to help both parties - the foreign tenant and the local individual landlord," said Joanna Caretti Tan, director of Joanna Real Estate, which is behind the new residence.
"The service mode has been proved successful in Beijing in past years and now it is being introduced to Shanghai."
The Europark Residence brand covers almost all high-end residential areas in the city.
It provides a modern, stylish and comfortable lifestyle in the city's prime residential and commercial areas with convenient access to transport, shopping and entertainment facilities.
Europark combines prime location with fine interior decoration to create a five-star hotel feeling.
"Individual Chinese landlords rarely understand how to Westernize their properties and cater to expats' tastes. Sometimes the place is furnished with their own cast-off items," said the director.
"We provide free Westernized furniture. All the properties are fully furnished in Western style created by an Italian designer."
Believing that art is a good way to express luxury and lifestyle, free upgrading of individual landlords' properties is provided to fully furnish and equip their apartments.
The decoration involves multiple choices in design, color, material and function.

It offers different kinds of ceiling lamps for different rooms, as well as a variety in table and standing lamps throughout the apartment.
The service residences with a home-feeling also have a fully equipped kitchen, utensils and dinnerware.
The customer service includes 24-hour English service, concierge service, and Internet and telephone installation or connection service.
The housekeeping service includes twice-a-week cleaning service; it provides bedding changes.
Regular maintenance and repair is provided, covering electrical appliances, air-conditioners, furniture and various problems, such as leaks. Damaged furniture and appliances are replaced.
"All this service is free of charge, and if our clients have more requirements, such as more frequent housekeeping, there's an additional charge," Tan said.
Tan said Europark Residences differ from individual landlords' properties in their on-site management and operation team, fully-furnished and equipped properties with guaranteed quality and standards, housekeeping and laundry services and 24-hour service assistance.
Meanwhile, its biggest difference from large developers' properties is the competitive price.
"We charge less than they do," Tan said.
