Prime quality Puxi office tower

WHEELOCK Square is the only premium-grade office tower built in Puxi's prestigious Jing'an District in 2010. Located at 1717 Nanjing Road W., the building has just received its occupation permit. Puxi's premium office space vacancy is currently 5.2 percent.

Designed by architects from Kohn Pedersen Fox, the 270-meter-tall Wheelock Square is now the tallest commercial building in Puxi. It has already captured the attention of numerous multinational companies and has been attracting interest from tenants keen to secure space in the building via the appointed Joint Marketing & Leasing Agents, CB Richard Ellis and Jones Lang LaSalle.

Committed tenants of Wheelock Square include the MNCs, such as Bristol-Myers Squibb, Mitsui, Shiseido, Coach, LG Chem, Conde Nast and Clarkson Asia, as well as the Industrial and Commercial Bank of China. Among them, four are whole-floor tenants and one committed to three whole floors.

Steady recovery

"The Puxi office market is on the road to steady recovery," said Anthony Couse, managing director of Jones Lang LaSalle (Shanghai).

"It has witnessed net absorption for three consecutive quarters since the fourth quarter last year. Many MNCs have started to re-evaluate their expansion plan on the back of a robust economy in China," he said. "It is reflected by the increased level of inquiries in Wheelock Square. As the new landmark in Nanjing Road W., we are confident that the strong leasing momentum of Wheelock Square will continue."

Wheelock Square is a pure office building designed specifically for the end users with strong attention to detail paid toward its amenities, security and specifications. The building incorporates 46 typical office floors and four highly specified trading floors.

Tim O'Connor, senior director and head of Office Services, CB Richard Ellis (Shanghai), noted that office tenants are now placing greater emphasis on the quality and flexibility of office accommodation instead of rental cost alone when making decisions. In particular, increased activity has been seen from high value-added manufacturing companies, pharmaceutical firms and professional services sector.

A floor plate of 2,100 square meters is enhanced by clear ceiling heights of 3.05 meters on typical floors and 3.30 meters on trading floors and all cabling requirements are satisfied via a raised floor system.

The building's energy-efficient orientation and low-e glass facade will help maximize natural light penetration throughout the building. Practical floor plates and a high speed lift system reiterate the quality, practicality and versatility one would expect from a renowned developer.

To the south of the main tower connected by a covered walkway, a two-level annex building provides a range of food and beverage offerings, while fronting Nanjing Road W. to the north, a four-story annex building houses luxury brands.

Strategically positioned in the heart of Jing'an District, the building is opposite Jing'an Temple Station of Metro Lines 2 and 7.
