Wheelock Square sets the standard
ONE of the tallest and most sophisticated premium grade-A office towers in downtown Puxi is redefining corporate prestige in China's booming commercial capital. Developed by Wharf Holdings Limited, Wheelock Square on prestigious Nanjing Road W. sets a new benchmark for distinctive design, state-of-the-art facilities, premier management services and sustainable building practices.
Wheelock Square opened in the second quarter of this year, as demand for premium office space continues to rise on the back of the robust economy. Already more than 65 percent of the launched areas have been leased through appointed joint marketing and leasing agents CB Richard Ellis and Jones Lang LaSalle.
Committed multinational companies include Bristol-Myers Squibb, Mitsui, Shiseido, Coach, LG Chem, Conde Nast, Clarkson Asia, NBBJ, CBRE, Sheppard Mullin and Poly Plastics, as well as the Industrial and Commercial Bank of China.?Four of these companies are whole-floor tenants, and a pharmaceutical company has acquired three entire floors.?
Located in the heart of Nanjing Road's CBD, the 270-meter,?61-story tower is already a prominent new landmark. The stylish complex is the only premium-grade office tower to open in Shanghai this year. The city's market has witnessed net positive absorption for three consecutive quarters and the premium office vacancy rate in Puxi is currently just 5.5 percent.
"Wheelock Square is a world-class property with world-class management and facilities. It will further enhance Shanghai's dynamic skyline, and redefine the landscape of this vibrant business district," said Dave Siu, general manager (estates management) in Shanghai of Wharf China Estates Ltd, a subsidiary of Wharf Holdings Ltd.
"The significant investment we have made in this landmark commercial building reaffirms our confidence in the business opportunities that exist in Shanghai, and across China."
Prestigious location
Conveniently located at 1717 Nanjing Road W., Wheelock Square is right in the heart of Shanghai's most prestigious business and entertainment district. In close proximity are the headquarters of Fortune 500 companies, a range of international five-star hotels and a plethora of flagship boutiques and upscale restaurants. Nanjing Road is also a lively residential and cultural area, with both the historic Jing'an Temple and Jing'an Park within walking distance of the building.
Wheelock Square also boasts easy accessibility. The building is situated directly opposite Jing'an Temple Metro station (a hub for lines 2 and 7). It offers direct access to/from Nanjing Road and Yan'an Elevated Road, allowing convenient connections to both the Pudong and Hongqiao international airports.
Wheelock Square was designed by Kohn Pederson Fox, the highly acclaimed New York-based architectural firm.
Covering a developed floor area of 150,000 square meters, the Wheelock Square complex comprises a 61-story main tower (with 50 office floors), a four-story north annex accommodating designer brands and?a two-story southannex hosting a suite of high-end food and beverage outlets.?
Featuring sleek, symmetrical lines and contemporary design elegance, Wheelock Square integrates environmentally friendly architecture with state-of-the-art specifications and advanced facilities. A low-emissivity (Low-E) glass facade maximizes the natural light penetration into the building and helps prevent heat loss. Other green design elements?include water-saving taps, independent fresh air intake on all floors, and a 24/7 building management system that controls the efficiency of lighting, air-conditioning and energy usage.
"Wheelock Square is at the same time futuristic, elegant and sustainable by design. It is the perfect representation of style, prestige and quality in today's modern working environment," claimed design architect Kohn Pedersen Fox.
The entrance features a 9-meter-high marble lobby and direct-access elevator system, with 23 high-speed passenger lifts plus a VIP lift. High-specification floor plates of 2,100 square meters are enhanced by ceilings that are the highest of any modern office tower in Shanghai, extending to 3.05 meters.
