8 estate chains shun website in price row

MAJOR estate chains in Shanghai have banded together to boycott one of the country’s leading pre-owned home websites as they were outraged by the latter’s new price charging mechanism.
At least eight property agencies, which include market leaders such as Century 21 China Real Estate, Centaline Property, Shanghai Hanyu Property and Shanghai Deovolente Realty, said they have already terminated their partnership with Anjuke.com by pulling off information of homes they are selling from the website.
“The latest policy, which was introduced by Anjuke earlier this month, just seemed unacceptable to us as it could raise our operating cost to an uncontrollable level,” said Song Huiyong, research director at Shanghai Centaline Property Consultants Ltd, operator of the city’s largest estate chain by transaction value.
“It is probably true that our decision might lead to a lose-lose situation, but we have no other option except to fight” this pricing change.
Under the latest policy, Anjuke will charge real estate agencies which use the website as an online platform to distribute property information by the number of clicks they receive, instead of the previous model which charged them a fixed monthly price. The agencies should pay the fees based on calculations provided by the website, rather than an independent third-party body.
Responding to the joint move, Anjuke said in a statement that it won’t implement the new policy as it is “immature” to introduce the new mechanism.
Over the past seven years, Anjuke has changed its price charging policies several times, the chains said jointly.
