New home prices up for 4th month
CHINA'S new home prices rose for the fourth month in September with sales stabilizing, the China Index Academy said yesterday.
Average price across 100 cities last month edged up 0.17 percent from a month earlier to 8,753 yuan (US$1,391) per square meter, according to figures tracked by the academy, an affiliate of Soufun Holdings Ltd, China's largest real estate website operator. This was lower than the 0.24 percent monthly climb in August.
Property sales rebounded in the third quarter compared with the same period of last year, thanks to discounts offered by developers, the academy said.
A total of 60 cities reported a monthly climb in new home prices while 38 recorded declines. Prices remained unchanged in two cities.
Kunshan in Jiangsu Province saw the biggest gain with a 2 percent rise. Shanghai's average new housing price was up a slight 0.07 percent to 23,210 yuan per square meter.
The average cost of homes in the 10 largest cities, including Shanghai, Beijing and Guangzhou, stood at 15,573 yuan per square meter, up 0.22 percent from the previous month.
Prices of existing homes in downtown areas in the 10 largest cities added 1.65 percent to 21,607 yuan per square meter, a narrower pace from that of August.
Existing home prices in Shanghai last month climbed 2.06 percent to 31,363 yuan.
Huang Yu, vice director of the academy, pointed out that with macro-economic policies remaining tight, price increases in the 100 cities were steady and relatively slim. Property developers were generally pursuing a conservative pricing strategy in order to ensure a stable income.
Year on year, new residential home prices in the 100 cities fell 1.4 percent, the sixth drop in a row, the report showed.
