New home sales rise 19.2% in Shanghai

NEW home sales bounced back in Shanghai last week while the average price soared to a 30-week high amid robust purchases of a high-end development in Hongkou District.
Shanghai Deovolente Realty Co said today that sales of new residential properties, excluding government-subsidized affordable housing, jumped 19.2 percent week on week to 246,900 square meters over the seven days ended on Sunday.
The average price climbed 8.1 percent to 25,477 yuan (US$4,044) per square meter, according to Deovolente data.
"With buying momentum remaining strong over the past few weeks, new home sales this month will likely finish at around 1 million square meters," said Lu Qilin, a Deovolente researcher. "New supply, meanwhile, continued to be sluggish as real estate developers lost their zeal to boost sales with the Spring Festival approaching."
Less than 800 square meters of new houses at one project in northeastern Yangpu District were released to the market last week, compared to 122,100 square meters registered the previous week.
About 886,000 square meters of new houses were sold across the city this month through Sunday, while new home supply totaled 310,700 square meters in the period, Century 21 China Real Estate said today in a separate report.
Last week, 212 units were sold at Rui Hong Xin Cheng, a Shui On Land project near North Sichuan Road. The average price of the units was 44,441 yuan per square meter.
