Sentiment helps new home sales stay robust
NEW home sales stayed above the 250,000-square-meter threshold for the fourth consecutive week in Shanghai despite a slight fall from the previous seven-day period.
The purchases of new homes, excluding government-funded affordable housing, fell 3.7 percent to 275,000 square meters last week, according to a report released yesterday by Shanghai Deovolente Realty Co.
“We remain upbeat that such momentum will extend through the end of this month with transaction volume for September hitting 1.2 million square meters,” said Lu Qilin, a Deovolente researcher.
Meanwhile, the average cost of a new home rose 6.9 percent to 25,344 yuan (US$4,141) per square meter because of a “strong momentum last week particularly in the mid- to high-end segment,” said Lu. This lifted the average price to a nine-week high.
Nearly 230,000 square meters of new houses were released to the local market during the seven-day period ended on Sunday, a week-on-week surge of 36.4 percent.
In the first 22 days of September, 859,100 square meters of new homes were sold in Shanghai while only 667,600 square meters of new houses were released, said a report released yesterday by Shanghai Uwin Real Estate Information Services Co.
