Commercial buildings help boost town coffers
Tax revenue for the government of Xinzhuang Town has been bolstered by development of successful commercial buildings. Revenue from 22 major business buildings there rose 45 percent last year, the government said.
One of the buildings, the Greenland Technical Business Center, paid taxes of 100 million yuan (US$16 million) in 2013.
The center, built at the north wing of the Xinzhuang Metro Station, has had a turnaround in its fortunes. For years, space in the center was rented to more than 600 small companies that didn’t make much money.
“Many of the stories were not fully occupied, and it was a waste,” said Zeng Haihua, an official with the town government.
The business authorities of the town leased two stories of the Greenland center last year and made a concerted effort to try to attract thriving leasees. Two large trading companies were enticed to the site. They created tax revenue of 34.5 million yuan last year.
Support group
The government also has established a commercial building support group to address problems in site locations.
For example, the Yingjia Tower on Zhongchun Road was having problems securing all the certificates needed to be able to lease space. The support group helped tower development officials cut through all the red tape with urban planning authorities, and eventually the building obtained all the licenses it needed. Last year, the building contributed more than 8 million yuan in tax revenue.
“In fact, many areas in Xinzhuang have developed very good commercial sites but seem to have problems attracting the right companies to lease space,” said Zeng. “This is a problem we are working to solve.”
