Service teams bring advantages to businesses

A Putuo District government team is working hard to serve tenants in office buildings in a bid to attract more businesses and help develop the area’s commercial real estate sector.

The Changshou General Building Service Station team uses networking, team building and resource integration to help businesses save time and money.

The district’s Changshou commercial area has 42 commercial office buildings with more than 10,000 square meters (107,639 square feet) in floor area and over 1.18 million square meters in construction area. More than 3,000 commerce, software, finance, insurance, logistics and other companies have offices in the area.

The service station team plans to establish a one-stop service hall that will allow companies to process business, tax and leasing registrations quickly while also handling social security and other enquiries. The idea is to create a platform where companies don’t need to leave the area to take care of issues related to government policies.

One-stop service

The service station team has also made promotional videos to introduce the benefits of the Changshou Commercial Area. The team hopes to attract more businesses to the area.

In 2013, similar service station teams covered 40 percent of business buildings and parks in the district. The district government plans to achieve 100 percent coverage this year.

In Changfeng Ecological Business District there are 700 companies in 41 office buildings with 95 percent of these in the private sector.

According to officials of the district’s investment promotion office, starting this June, electronic touch screens will be installed in main office buildings. They will provide information on government policies and guidelines in culture, entrepreneurship, finance, technology and more. Touch-screen users will also be able to find out about events in the area.

Cheng Zhi, deputy chief of economics with the Changshou neighborhood committee, said the touch screen is being used in conjunction with the publication “Walking Down Suzhou Creek.”

“We want to enrich the content as well as enhance the interaction between us and the companies to better meet their needs,” Cheng said.

The building station team is already making an impact in the Changshou Commercial Area.

Imago is a shopping mall owned by a Malaysian company. When the Changshou team came to help resolve an issue, they were welcomed by the property management company.

Community staff member Sun Yu described this as “the friendship accumulated over three years.”

When Sun knocked on the door, the property management company employees initially thought she was a salesperson and wouldn’t let her in. After she patiently explained her purpose, she was welcomed.

The service station team helped Imago when it needed a giant drum for an annual meeting. The company couldn’t locate one and Sun reported this to the service station team. After contacting other offices, the team found one at another company and received permission for Imago to borrow it.

More involvement

Men’s clothing brand K-Boxing has also benefitted from one of the service station teams. The company set its headquarters in Changfeng and a few months ago it wished to build a food court for its employees in the underground garage.

Zhang Huanqun, liaison at the Changfeng station team, was refused when he approached the property management company about the food court. But after going higher up the chain of command, the problem was resolved within about 10 days. K-Boxing received permission to build the food court for its employees.

Dazzle Fashion, ERAL and Youpei are three apparel companies in the same business park in Changfeng. They may be competitors, but service station team members thought otherwise. They hosted a fashion industry forum for the three companies, which sent representatives for discussions and mutual learning.

You Kang, director of the Party Committee Office in Changfeng Ecological Business District, said: “The companies have this kind of need, so we need to develop a good platform that would change the old ideas.

There are quite a few companies in the same industry that gather in one place, and we need to search for new ways that will strengthen the ties between them.”

With strong support, the service station teams now have more resources to help serve companies. As time goes, many company employees are engaging in community events more frequently, doing volunteer work and helping those in need.
